McCormick Ranch: What This Scottsdale Neighborhood Has That Others Don't
If you're looking at homes for sale in Scottsdale, McCormick Ranch usually comes up early, and for good reason. It was the city's first upscale master-planned community, and more than 40 years later it still offers a mix of lakes, golf, and green space that newer Scottsdale neighborhoods simply weren't built to include.
The Indian Bend Wash Greenbelt
Most Scottsdale neighborhoods have parks. McCormick Ranch has an 11-mile greenbelt running straight through it, connecting parks, lakes, walking paths, and golf courses with more than 24 crossings that let residents move around on foot or bike without crossing traffic. It turns outdoor time into part of daily life instead of something you drive to.
Five Lakes, Not Just Mountain Views
Scottsdale is full of mountain view lots. McCormick Ranch adds something most neighborhoods can't offer: five HOA-managed lakes (Camelback, Lake Margherite, Santa Fe, Lake Nino, and Lake Angela), built from the ponds on the original McCormick horse ranch. They're stocked for fishing and add a kind of open, water-adjacent living that's rare this close to central Scottsdale.
Two Golf Courses Built Into the Neighborhood
The Pine and Palm courses are public, 18-hole, parkland-style courses that run through the community itself, not tucked behind a gate on the edge of town. Combined with more than 25 miles of bike paths, McCormick Ranch is built for people who want recreation minutes from home, not a drive away.
A Real History, Not a New Build
The land dates back to the 1940s, when it was an Arabian horse ranch owned by Fowler and Anne McCormick. That history is still visible today at McCormick-Stillman Railroad Park, a 30-acre park with free admission. Combined with more than 2,500 mature trees across the community, McCormick Ranch has an established, grown-in feel that newer Scottsdale developments haven't reached yet.
Housing for a Range of Buyers
With more than 67 subdivisions, McCormick Ranch covers everything from townhomes to custom estates, roughly $345,000 to $5 million and up, with the largest concentration between $900,000 and $1.5 million. As of August 2026, the median home price sits around $995,000, up 4.2% year over year, with homes averaging 62 days on market in a balanced, slightly buyer-leaning market.
Central, But Self-Contained
McCormick Ranch sits close to Scottsdale Fashion Square, but it doesn't rely on it. With 15 shopping centers, two resort hotels, and a medical center inside the neighborhood, residents can handle daily life without leaving the greenbelt.
Bottom line
Other Scottsdale neighborhoods offer golf, or lakes, or walkability, usually one at a time. McCormick Ranch was designed to offer all of it together, and the master plan has held up for decades.
