What I’d Tell a Scottsdale Home Buyer in October 2026

If you’re considering a Scottsdale home this fall, the most useful development is the return of additional inventory.

Buyers now have more properties to compare, particularly around $1.2 million to $1.5 million. At the same time, Scottsdale’s recent closed-sale data remains strong. This combination rewards preparation: know which homes deserve attention, understand the seller’s position and have financing options ready before negotiating.

Scottsdale inventory increased at the beginning of October

Scottsdale entered October with 960 qualifying listings in a filtered market segment covering single-family homes, patio homes and townhomes below $1.5 million and above 1,000 square feet. Condominiums were excluded.

That represented a 26% increase from 762 listings at the beginning of September. It was also approximately 14% above the three-year average for the beginning of October.

This is particularly relevant for buyers near the lower end of Scottsdale’s luxury market. More listings make it easier to compare location, lot quality, condition and renovation requirements before making an offer.

Buyers are finding room to negotiate

In September, sellers in this segment accepted an average of $27,306 below their asking prices. Homes spent an average of 83 days on the market, and the segment had approximately 2.7 months of inventory.

That average does not guarantee a discount on a specific property. Some homes remain well priced and attract buyers quickly.

I would first examine homes with more than 30 days on market, previous reductions, dated finishes on desirable lots, or several competing listings nearby. Those conditions can create productive conversations about price, repairs, closing costs and financing credits.

Scottsdale closed prices remain strong

Redfin’s three-month calculation ending in September placed Scottsdale’s median closed-sale price at $889,576, up 9.2% from the same period last year. Median market time increased by four days to 82 days. Redfin

The price figure covers all residential property types and can be affected by the mix of homes sold. Still, it shows that Scottsdale demand has remained resilient while buyers have gained additional time to evaluate their choices.

For sellers, the implication is straightforward. Buyers are active, but they can compare more alternatives. Pricing, preparation and presentation remain essential.

Mortgage rates paused at 7.40%

Freddie Mac’s average 30-year fixed mortgage rate was 7.40% on October 15, unchanged from the previous week.

That rate reflects conventional conforming applications. Many Scottsdale luxury buyers use jumbo financing, adjustable-rate mortgages or larger down payments, so the advertised national average may not match an individual quote.

Before choosing a home, I would ask a lender to compare several options:

  • A fixed-rate jumbo loan
  • An adjustable-rate mortgage
  • A seller-funded temporary buydown
  • A permanent rate buydown
  • The effect of increasing the down payment

The best structure depends on the buyer’s expected ownership period, cash position and broader financial plan.

Troon North is receiving fresh attention

The Four Seasons Resort Scottsdale at Troon North entered a reported $372 million transaction involving the 210-room resort and its approximately 37-acre site.

The transaction was reported as under contract and had not yet been described as a completed sale. It does not establish a direct change in nearby home values, but it reinforces Troon North’s standing as a major luxury hospitality and lifestyle destination.

For relocation clients, Troon North can be compelling for its desert views, golf, resort access and larger-home setting. Buyers should also compare drive times, community fees, lot orientation and proximity to everyday services.

How I would approach the Scottsdale market now

I would begin with a clear neighborhood and lifestyle brief rather than a long list of homes.

Identify the location, budget, property condition and moving timeline first. Then focus on listings where the home fits and the seller’s position may create negotiating room.

If you’re considering a Scottsdale move, send me your preferred area, budget and timeline. I’ll prepare a five-home shortlist and explain where I see the strongest value, the likely tradeoffs and the questions I would ask before writing an offer.
