The former model home at 13004 E Harper Dr in Signature at Storyrock is listed at $4,395,000. Shea Homes shows a crossed-out price of $4,682,822 beside it and the line "Price Includes $287,822 in Total Incentives." A model is usually the last home a builder sells, because it serves as the sales office until there's little left to sell.
Storyrock's pricing in fall 2026 comes down to timing. This gated community of 443 planned homes beside the McDowell Sonoran Preserve is close to the end of its new-construction life. The best pricing behind the gate right now comes from builders who are almost finished. When the last one leaves, nobody inside will have a reason to offer $287,822 to move a house.
Five Builders, One Gate, Three Stages
Five builders have worked Storyrock's more than 450 acres: Toll Brothers, David Weekley Homes, Shea Homes, Taylor Morrison and Rosewood Homes, according to Kimley-Horn's project page for the master plan. As of mid-October 2026, each builder sits at a different point on the way out.
Builder | Enclave or collection | Status, mid-October 2026 | Published pricing |
|---|---|---|---|
Taylor Morrison | Capstone Collection, Summit Collection | Closed / sold out | None published |
Rosewood Homes | Rosewood Canyon, Rosewood Highlands | Listed as completed neighborhoods | None published |
Shea Homes | The Reserves at Storyrock | "Final Opportunities Available," 7 homes remaining | $2,136,119 to $2,984,671 |
Shea Homes | Signature at Storyrock | Final opportunities, 3 to 4 homes left | From $3,395,900 |
Toll Brothers | Canyon and Overlook collections | Actively selling | Plans from $1,910,995 to $2,811,995 |
David Weekley Homes | Storyrock phase, 39 homesites | Builder says "now selling" | "Low $1 millions," no plan prices listed |
The Shea count for Signature can't be pinned down precisely. The same page says "Only 3 Homes Left!" near the top and "Only 4 Homes Remaining, Including Model Home Now For Sale!" further down. Either way, buyers are choosing from a handful of homes, and the last few homes in a sold-down enclave are where a builder has the most reason to deal.
Why an Almost-Finished Builder Prices Differently
A builder with 39 homesites ahead of it guards its price, because every early discount sets a comp for the next 38 sales. A builder down to its last four homes, one of them the model, faces a different calculation. Each unsold home carries holding costs, keeps a sales team on site, and delays the builder's exit. The incentive on Harper Dr reflects that calculation.
Toll Brothers is earlier in its run, but its numbers already lean the same way. When Toll opened its Storyrock community in October 2025, the company's grand-opening announcement said homes were "priced from $1.945 million." The lowest plan on Toll's current Storyrock page, the Parker in the Canyon Collection, is listed at $1,910,995. In other words, the entry price is a little lower a year later. Toll also lists four quick move-in homes, with a displayed range of $2.22 million to $3.67 million.
The wider market explains why these sellers are flexible this fall.
- Scottsdale had 4.57 months of inventory in September 2026, up 12.29% from August, according to the Scottsdale REALTORS September 2026 market report. That report combines single-family homes with condos and townhomes.
- Active Scottsdale listings reached 2,373 at the end of September 2026, up 8.9% month over month.
- Scottsdale sellers got 97% of list price in September 2026, with median days on market at 75.
- Maricopa County single-family supply was 3.9 months in September 2026, compared with 3.7 a year earlier, per the Phoenix REALTORS September report.
Supply is rising and resale buyers can take their time. A new home therefore competes with a growing pile of existing homes, and builders respond with concessions. Nationally, Zonda's August 2026 survey found that 81% of new-home communities offered incentives on quick move-in homes, 63% offered them on to-be-built homes, and 30% of builders cut prices month over month. Prices citywide have still risen. AZ Big Media reported that Scottsdale's year-to-date median through September 2026 was $1.25 million, up 5.5% from the same period in 2025. Prices are holding up, but sellers are slower to find buyers. That is when the asking price and the actual deal drift furthest apart, and a closeout builder has the most room to bargain.
The Weekley Line Needs a Phone Call
The lowest number attached to Storyrock anywhere is David Weekley's. Its page says the builder is "now selling in a new phase of Storyrock" with "39 homesites" and plans "starting from the low $1 millions." That would put a Weekley home far below anything Toll or Shea publishes inside the same gate. But the page carries no date, names no floor plans, lists no prices, and points shoppers to "Call For Information." It also sits alongside Toll's description of its own community as "the final phase of homes offered in the sought-after Storyrock master plan."
Until Weekley's sales office confirms which homesites are still open and what they cost today, treat "low $1 millions" as the builder's own marketing line, not a price you can plan around. If it holds up, it changes the math more than any incentive on this list.
What the Gate Includes, and What Sits Next Door
Shoppers coming from Silverleaf or Sereno Canyon often expect a clubhouse with every gated North Scottsdale community. Storyrock doesn't have one. The developer's FAQ describes the amenity package as Preserve trails, wildlife corridors and maintained common areas. The real draw is the land around it. Shea's Reserves page points to direct access to Tom's Thumb and the Preserve's 150-plus miles of trails. Weekley's page adds McDowell Mountain Regional Park nearby, plus shopping at Scottsdale Quarter, Kierland Commons and downtown Cave Creek.
The closest thing to a club is the Mountain House Lodge at Sereno Canyon, next door. Toll's announcement says its Storyrock buyers "can take advantage of limited membership opportunities" there, with a pool, spa, restaurant, fitness center, event lawn and overnight cottages. The Lodge's restaurant is Alterra, which serves New American food with a full-service bar. The Lodge's own amenities page describes access for Sereno Canyon residents and cottage guests. No initiation fee, monthly dues or membership count is published. The word "limited" matters here. If club access figures into your decision, get the terms in writing before you sign a purchase contract, and confirm whether they apply to your enclave or only to Toll homes.
The Storyrock Community Association is managed by CCMC. The dues figure in the developer's FAQ is labeled "anticipated" and dates from the community's early years, so ask for the current assessment and any closing contributions directly.
After the Last Builder Leaves
Once Shea sells its final homes, Toll's collections fill in, and Weekley's phase is spoken for, Storyrock becomes a resale-only community. Taylor Morrison and Rosewood have already reached that point. A resale owner doesn't publish incentive lines or offer design-studio credits, and has no sales office to close. Resale owners also aren't carrying unsold inventory, so they have less reason to discount.
For a buyer, that changes the timing. Fall 2026 gives you up to four options inside one gate:
- A Shea home with a published incentive and a builder close to finishing.
- A Toll to-be-built plan, with personalization through the Toll Brothers Design Studio and up to eight-car garages in the Overlook Collection.
- A David Weekley homesite, if its sales office confirms the phase and pricing are current.
- A resale home from one of the sold-out enclaves, priced by an individual owner against a market that showed 4.57 months of inventory in September 2026.
Shea's list is down to single digits. The resale option is the one that doesn't depend on a builder's remaining inventory.
FAQ
Is Storyrock still selling new homes? Yes, as of mid-October 2026. Toll Brothers is actively selling its Canyon and Overlook collections, Shea is on its final homes in The Reserves and Signature, and David Weekley's page says it is selling a 39-homesite phase. Taylor Morrison and Rosewood are finished.
Where is the Toll sales office? Toll sells its Storyrock homes from an offsite location at 12558 E. Chama Road in its neighboring Sereno Canyon community. The Storyrock community address is 12835 E Black Rock Road.
Do Storyrock owners get the Mountain House Lodge? Toll advertises limited, optional membership for its Storyrock buyers. Published eligibility for other enclaves, and published fees, could not be found, so confirm both with the builder.
