Kierland: Scottsdale's Walkable Pocket for Buyers Who Want City Convenience

Kierland: Scottsdale's Walkable Pocket for Buyers Who Want City Convenience

If you're moving from Seattle, Chicago, or the Northeast, you probably want two things in Scottsdale: sunshine and the ability to walk to dinner. Kierland delivers both. It's one of the few pockets in the Valley where you can grab coffee, shop, and have a patio dinner without moving your car.

Here's what to know before you buy.

Where Is Kierland?

Kierland sits at the north end of the Scottsdale Road corridor, right on the Scottsdale and Phoenix border near the Loop 101. It's a master-planned area built around three anchors: Kierland Commons, Scottsdale Quarter, and the Westin Kierland Resort and Golf Club.

The "Magic Zip Code"

Much of Kierland falls in 85254, which locals call the magic zip code. Many homes carry a Scottsdale mailing address while sitting within City of Phoenix limits, which can mean lower city taxes. Much of the area is served by Paradise Valley Unified School District, though school assignments depend on the exact address. Always verify schools and taxes for the specific property.

What Walkable Actually Looks Like

Kierland Commons is an open-air district with more than 80 shops and restaurants, including Mastro's Ocean Club, North Italia, Postino, and Zinc Bistro.

Scottsdale Quarter sits right across the street, adding Apple, Restoration Hardware, lululemon, and more dining and events.

Together, they work as one walkable lifestyle district with palm-lined streets and plenty of patio seating. Just know that for groceries, school runs, and most errands, you'll still want a car.

Golf and Resort Living

The Kierland Golf Club at the Westin offers 27 holes with mountain views. Many nearby homes and condos sit along the course, and the resort adds dining, spa access, and a year-round resort feel to the neighborhood.

Types of Homes in Kierland

  • Luxury condos and high-rises like Optima Kierland, with rooftop amenities and golf course views
  • Townhomes for buyers who want low maintenance and a lock-and-leave lifestyle
  • Single-family homes in surrounding neighborhoods, some with larger lots and no HOA

Who Kierland Is Best For

  • Relocating professionals who want walkability and city energy
  • Buyers working near the Scottsdale Airpark, Vanguard, or Mayo Clinic
  • Families who want a central location with quick freeway access
  • Second-home buyers who want to lock and leave

The Bottom Line

Kierland is the closest thing Scottsdale has to an urban village. If you want convenience first and resort living second, it belongs at the top of your list. The key is choosing the right pocket within Kierland, because a high-rise condo and a single-family home a mile away offer two very different lifestyles.
