Scottsdale Golf Course Communities, Ranked and Compared
Not every Scottsdale golf community works the same way. Some require a six-figure club membership on top of the home price. Others let you pay as you play with no buy-in at all. Here's how four of the market's defining communities stack up, using current 2026 data.
The comparison
Community | Median Price | Price Range | Golf Access | Club Cost | HOA/Month |
|---|---|---|---|---|---|
Grayhawk | $882,000 | $290K to $3.3M | Daily-fee, no membership required | None | $80 to $550 |
Troon North | $1,398,000 | $850K to $8M+ | Daily-fee, no membership required | None | $250 to $389+ |
Desert Mountain | $3,190,000 | $1.3M to $18M+ | Private, membership required | High six figures, plus $1,800 to $2,400/mo dues | $2,500 to $3,200/yr (master), plus sub-HOA |
Silverleaf | $5,395,000 | $2.7M to $25.8M | Private, membership required | $400,000 initiation, $2,750/mo dues (waitlist) | DC Ranch master + Silverleaf sub-HOA |
Grayhawk: golf without the buy-in
Grayhawk's median sits at $882,000 across 3,700+ homes, with two championship courses (Talon and Raptor) operating on a pay-when-you-play basis. No equity membership required. HOA costs stay modest, from $80 a month in the open Park section to $550 for condos in the gated Retreat.
Troon North: the middle ground
At a $1.4 million median, Troon North offers two Tom Weiskopf courses on the same no-mandatory-membership model as Grayhawk, but at a higher price point and with more estate-level inventory, including golf-frontage trophy homes up to $8 million. Cash purchases make up 43% of closings here, above the North Scottsdale average.
Desert Mountain: the largest private golf portfolio in the world
Desert Mountain's 2,700 home sites are built around seven Jack Nicklaus and Bill Coore courses, the largest concentration at any single private club anywhere. Membership runs separately from the home purchase: high six-figure initiation, $1,800 to $2,400 a month in dues, across five membership tiers. As of 2025, Desert Mountain became Arizona's most expensive zip code, ahead of Paradise Valley.
Silverleaf: the top of the market
Silverleaf's median price of $5.4 million makes it the most expensive community on this list, with a single Tom Weiskopf course and a $400,000 golf initiation fee that currently carries a multi-year waitlist. A separate clubhouse-only membership ($100,000 initiation) gives access to dining, spa, and pools without golf privileges. Homes here range from $2.7 million entry-level casitas to $25.8 million Upper Canyon estates.
Bottom line
If golf access without a buy-in matters most, Grayhawk and Troon North deliver that at very different price points. If the golf course itself is the point, and membership cost is secondary, Desert Mountain and Silverleaf are built around some of the best private golf in the country, at a cost that reflects it.
