If you already live between 24th and 32nd Street, north of Camelback, you don't need another list of things to do at the Biltmore. You need to know what's changed since last summer, because a surprising amount has. The corner of the neighborhood you treat as your default Saturday errand run is halfway through a tenant reshuffle. The resort behind the gate published a dated summer calendar for the first time in years. And the restaurant on the hill added a new night to its week.
This is a short guide to the pieces of your corridor that are genuinely different in the summer of 2026, and how a resident might reorganize a week around them.
The Anchor Reshuffle at Fashion Park
Biltmore Fashion Park sold to RED Development in July 2024, and the multi-phase redevelopment plan the new owner announced is now visible on the ground. Landscaping, lighting, and placemaking upgrades are scheduled for completion in 2026. The interesting part is the tenant math underneath.
Both historic anchors are on their way out. Saks Fifth Avenue's closure was announced on February 10, 2026 as part of a nine-store national wind-down, and Macy's is closing at the beginning of next year. In their place is a very different kind of tenant list, tilted toward design, wellness, and small-format café:

Whether this is a downgrade or an upgrade depends on how you use the property. If you were a Saks regular, the answer is grim. If you use Fashion Park as a walkable design and wellness stop with a coffee at the end, this is the best it's looked in a decade. The center also quietly rolled out Sip & Shop, which lets you carry a drink from any of the on-property bars through the courtyards. It sounds small until you've tried to hand off a wine glass at the door of Williams-Sonoma.
Two other RED programming notes worth locking in: the 50th Annual Phoenix Marathon, Half, 10K and 5K on November 9 uses Fashion Park as a hub, and the Art d'Core Gala from Artlink returns in 2026. Global Running Day pulled nearly 1,000 people in partnership with Lululemon and the Phoenix, Scottsdale, and BLK Arizona run clubs, which is a useful signal for how the courtyards are being programmed after dark this year.
Thursday Nights Have a New Default
Up the hill on Telawa Trail, Wrigley Mansion has been quietly adjusting its week. The property still runs its Live Jazz Thursdays at 7 p.m., still opens Geordie's Restaurant and Lounge and Jamie's Wine Bar, and still holds the Sunday Brunch that has been on residents' rotation for years. What's new is Sunday Supper, which fills the evening slot on the one day the Mansion used to close early.
The reason to care isn't the schedule. It's the Michelin question. The Michelin Guide launched its Southwest regional coverage of Arizona, Nevada, New Mexico, and Utah in 2026, with the star ceremony scheduled for later this year. Christopher's at Wrigley Mansion, the retractable-roof room from James Beard Best Chef Christopher Gross, is on every published shortlist of likely recipients alongside Kai, Cafe Monarch, and Shinbay Omakase. If your neighbors have been talking about Christopher's more than usual, that is why.
One resident-level friction point worth knowing before you try to book: at least one person in your party has to hold a Wrigley Mansion membership to dine at Christopher's. The basic Social tier runs $20 a year. Geordie's and Jamie's have no such requirement.
The Biltmore's summer isn't the resort behind the gate. It's a walkable corridor mid-reshuffle, where the anchors you took for granted are leaving and the smaller tenants are the reason to walk out after sundown.
The Resort, Reintroduced as a Neighborhood Amenity
The Arizona Biltmore reopened after its $150 million reinvention with a set of venues residents don't have to be overnight guests to use. If you have not been through the property since the Spire Bar opened at the base of its 30-foot Bisazza-tiled obelisk, or since Renata's Hearth replaced the old Wright's, it's worth a walk-through. The Saguaro Pool is now adults-only. Paradise Pool has a 65-foot triple waterslide, air-conditioned cabanas, and a splash pad. Tierra Luna Spa has twelve treatment rooms and a Forbes 4-Star rating.
For 2026, the resort published dated summer programming that reads more like a neighborhood events calendar than a hotel PR sheet:
- July 4: Poolside DJ sets, roaming gelato from Cup & Cone (twelve handcrafted flavors), fireworks in the evening.
- Weekend Saguaro Pool DJ series through the summer, with adults-only sunset hours.
- Le Petit Chef immersive projection dining at Renata's Hearth.
- McArthur's Kids Eat Free with an adult entrée at breakfast, lunch, and dinner, plus a Sunday Family Supper Special.
- September 7: Season closer with weekend DJ sessions and cabana service.
The Spire Bar is the sleeper for residents. It's outdoor, framed by views of Piestewa Peak, and does not require a reservation for cocktails. If you want a quiet drink on a Wednesday, the Wright Bar is the older, quieter corner.
The Canal Path Is the Connector You're Underusing
The Arizona Canal Path runs directly through the Biltmore corridor. In the summer that matters more than in any other season, because it turns everything above into a morning or after-nine-p.m. proposition instead of a mid-afternoon one. A resident who walks the canal at 6 a.m. from a home inside the Estates can reach Fashion Park in under twenty minutes without ever crossing Camelback at grade. The Esplanade is connected to Fashion Park by a pedestrian walkway, which means the walk from the canal to a Herman Miller showroom to a coffee to a movie at AMC Esplanade 14 can happen without moving a car.
The Arizona Biltmore Golf Club's Adobe and Links courses sit against the Phoenix Mountain Preserve, and Piestewa Peak and Dreamy Draw are on the north edge of the same walking radius. Tee times before 8 a.m. and trailheads before 6 a.m. are the only reliable summer answer, but they are a reliable one.
A Short List for the Rest of the Season
Concrete moves to make between now and September:
- Book Christopher's before the star ceremony. Same-week reservations are still possible; that will change if a star lands. The $20 Social membership can be added at booking.
- Walk Fashion Park at dusk, not midday. The new lighting phase is being installed through 2026, and Sip & Shop makes the loop a different experience than it was a year ago.
- Put July 4 and September 7 on the calendar. Both are open to non-guests at the resort, and both are more crowded than a random Saturday, which is the point.
- Try Renata's Hearth once for the mezcal list, once for Le Petit Chef. They are different meals in the same room.
- Use the canal path as your default east-west route from now until October. It's the single largest quality-of-life difference between residents who love a Biltmore summer and residents who tolerate one.
The through-line, if you're looking for one, is that the Biltmore's summer is being pulled outward from the resort. Ten years ago, if you asked a resident where to spend a July evening, the answer was the property behind the gate. Now the answer is a corridor: the Mansion at the top of the hill, Fashion Park at the bottom, the canal path stitching them together, and the resort as one venue among several instead of the whole event.
